Home Seller's Guide

Use a web site and review properties for sale in your area and then ask your realtor to show you
homes that would compare to yours.

  • Be aware of the landscaping and how the home is staged.

  • Look at the surfaces on counters and floors.

This will give you a fresh perspective when you start to get your home ready to sale as well as a realistic approach on how to price your home.
 

Ask your realtor to provide you with a Comparative Market Analysis. Then discuss the price point
to list your home.

You should ask for a net proceeds sheet from your realtor, so you know the estimated dollar amount you will have after closing. This will affect
your ability to purchase your new home.
 

Now you are ready to prepare your home to go on the market.

  • Tidy up the grounds, porches and garage. Keep your lawn mowed and edged. Remove old plants that are dying.

  • Make sure your front door is super clean; you may want to repaint it.

  • Wash all windows and dust window coverings.

  • Touch up walls and mill work with matching paint.

  • Have your carpets professionally cleaned if needed.

  • Make sure all light sockets have bulbs.

  • Pack away memorabilia and family pictures.

  • Store excess furniture in a storage unit.

Remember you are selling your home/space not your furnishings or personal style.
 

"Time for Showing"

  • Keep your kitchen clean and counters bare.

  • Keep floors vacuumed and mopped.

  • Keep bathrooms clean and counters bare.

  • Put away clothing and straighten up misc. papers, etc.

  • Make all beds with attractive linens.

  • Keep pet dishes, toys and beds out of the way.

  • Keep toys picked up and put away.

When you get a call that someone wants to see your home, arrange a time as soon as possible and try to leave the house while they are there.
If not possible, do not follow them around. Let their agent do the showing.
